Driven by an impressive surge in summer homebuyer activity, sales momentum continues to build at Naples Square, a new community at the corner of Fifth Avenue South and Goodlette-Frank Road being developed by the Ronto Group.

Ronto reported 11 binding sales contracts worth $9.225 million were processed in July and August. An additional four pending sales contracts valued at $3.25 million have already been processed in September.

Naples Square offers a walkable lifestyle that provides immediate access to downtown’s attractions. The community will bring a sense of cohesion to downtown by connecting 5th Avenue to Bayfront with access on 10th Street via Third Avenue South. Seven one- and two-story, two- and three-bedroom plus den floor plans from over 1,200 to just under 3,000 square feet under air with open-concept living areas and open-air terraces are available. Designed by MHK Architecture and Planning of Naples and priced from the $500s, the light-filled floor plans offer 10-foot ceilings, designer kitchens, master bedrooms and designer flooring throughout. Controlled access covered parking is also included. Phase I site work is well underway at Naples Square, and vertical construction is slated to begin this month. Completion of the 73 Phase I residences is anticipated by fall 2015.

The Naples Square floor plans include finishes specified by Renee Gaddis Interiors. Standard details include porcelain tile flooring in the living areas, kitchens and baths, solid core interior doors, 8-foot exterior and sliding glass doors, contemporary, lever-style door hardware, 8-inch clean-lined baseboards, 7-inch crown molding per plan, ventilated wood shelving in the bedroom, linen and pantry closets, and separate laundry rooms with a Whirlpool Duet front load washer and dryer and a utility sink in most plans. The floor plans’ kitchen designs include KitchenAid Architect Series II stainless steel appliances, European frameless construction, full-overlay cabinetry with a variety of door profiles, finish selections and hardware, a stainless steel, under-mount sink with a pull-out spray faucet, and multiple granite and quartz countertop options. The master bath features marble-topped vanities with dual sinks, showers with bench seats and glass enclosures, soaking tubs with most floor plans, and a separate water closet room.

The two-story Franklin floor plan offers 2,934 square feet of living space with three bedrooms, three-and-a-half baths, a formal living room with a two-story ceiling and double-stacked windows, a formal dining room, an island kitchen, a powder room, a first floor guest suite, and a second floor with a more than 330-square-foot flex room, a master suite, a second guest suite, and a laundry room. An optional elevator is available. The living room opens to a covered terrace. A glass-enclosed shower, soaking tub, and his and her vanities are included in the master bath. The first floor, east or west facing Franklin residences include a private, oversized one-car garage. The Franklin floor plan is base-priced at $1,295,000.

The Essex floor plan provides 2,469 square feet of living space with both southern and courtyard exposures. The plan’s living room, dining room, master bedroom, and one of the two guest bedrooms open to a 277-square-foot balcony overlooking a landscaped courtyard. In addition to the three bedrooms, the plan includes a den, an island kitchen with counter height bar seating, three-and-a-half baths, and a laundry room. The master suite includes double walk-in closets and a bath with his and her vanities, a soaking tub, glass enclosed shower, and a separate water closet. The Essex plan is base-priced at $1,015,000. Just two Phase I Essex residences remain available.

With its private one-car garage and a walk-out, 226-square-foot balcony that adjoins the home’s entry on the ground floor, the Dartmouth plan lives like a villa or town home. The garage is accessible directly from the residence. The northwest and northeast facing Dartmouth residences feature 2,175 square feet of living space with three bedrooms, a den, three baths, a family room and dining room, and a kitchen that includes a counter height island with bar seating, The family room and dining room open to the balcony. Base-priced at $915,000, the Dartmouth plan’s master suite includes double walk-in closets, and a bath with separate his and her vanities and sinks, a soaking tub, and a glass-enclosed shower.

The Denison plan offers 2,264 square feet of living space and a 290 square feet balcony. Based priced at $895,000, the plan features three bedrooms, a den, three baths, a large family room and dining room, an island kitchen with counter height bar seating, and an L-shaped balcony that wraps around the corner of the building. The family room, dining room, and one of the guest bedrooms open to the balcony. Base-priced at $735,000, the Chelsea two-bedroom plus den, two-and-a-half bath plan includes 1,832 square feet of living space and a 214-square-foot open-air balcony. The spacious great room, master bedroom, and guest bedroom all open to the balcony. The Chelsea is available with courtyard views or east and west city views. The flowing floor plan features a kitchen with a peninsula counter height bar and food preparation area with a double sink and dishwasher. The powder bath is located in a hallway leading to the laundry room. The master suite includes double walk-in closets and a bath with a glass-enclosed shower and tub and his and her vanities.

The two-bedroom plus den, two-bath Ballard plan offers 1,529 square feet of living space and a 182-square-foot open-air balcony and is base-priced at $670,000. Visitors will be greeted in a nicely sized foyer with a pop-up ceiling detail and crown molding that continues into the great room. The great room, master bedroom, and guest bedroom open to the balcony that overlooks a lushly landscaped courtyard. An optional pocketing door is available to provide en suite guest quarters. A counter-height island in the kitchen offers seating as well as a stainless steel sink, dishwasher and a food preparation area. Three Phase I Ballard residences remain available.

The Alton great room floor plan at Naples Square offers 1,268 square feet of living space plus a 205-square-foot balcony. An ideal downtown pied-a-terre, the Alton includes two bedrooms and two full baths. The light-filled Alton residences are east and west facing. Both the great room and the master bedroom open to the balcony. The kitchen’s counter height bar and food preparation area includes a double stainless steel sink, dishwasher and seating. The plan’s open feeling continues with a dining area that merges with the great room’s seating area. The plan includes a foyer with a pop-up ceiling detail and crown molding that continues into the great room, a walk-in closet in the master bedroom and a separate laundry room. The Phase I Alton residences are sold out.
