Surface preparation is the absolute key to a long lasting epoxy floor coating project. If the concrete substrate is prepared correctly and the correct epoxy and clear coat is used, expect many many years of aesthetic beauty and durability. The first thing that must be determined from the start of the project is if there is already a sealer or coating present on the concrete substrate. Epoxy coatings react negatively to other previously applied sealers and coatings. Any existing coating must be stripped. Another important thing to look for is oil or grease stains. If present, an industrial degreaser or solvent based cleaner should be used to remove from floor. Mechanical preparation is the most important step of this entire process. Mechanical preparation means the use of angle grinders with attached diamond cup grinding wheels, floor grinders or shot blast machines. The use of a shot blast machine on a residential garage floor is rare, but possible. What is diamond grinding? Diamond grinding is a form of concrete grinding that will clean and abrade as well as leave the substrate smooth. This method is great for removing thin coatings and opening the pores of the concrete. This is the most common surface preparation technique in residential projects. What is shot blasting? Shot blasting is the process of blasting a concrete surface with steel shot (small steel balls) at a high velocity. This removes contamination and soft concrete to reveal a new porous surface profile for improved bonding of your coating. Shot blasting is the recommended surface preparation method by most coating manufacturers! It is just so critical to create an excellent surface profile and expose open pores of the concrete. There has to be open pores present in order for the coating to have something to bite into. This type of preparation is what is going to prevent the coating from lifting when you drive your heavy vehicle onto the coated floor with hot tires. After you have created your desired surface profile, make sure you floor is dust and contaminant free before applying the epoxy. Vacuum floor with a commercial vacuum and then simply rinse with a standard garden hose or pressure washer. Allow the concrete to dry out for 24 to 48 hours before applying epoxy. The drying time could possibly take longer, depending on the weather conditions. Coating over moisture will result in product failure. We always recommend applying 2 coats of epoxy to the floor. Always allow for proper drying time between coats. Drying times vary from coating to coating. You will have to check the packaging for details. We also apply a non-skid additive to the coatings we use to help protect against slip and fall. We use the best non-skid product on the market. This product actually suspends itself in the coating, rather than sinking to the bottom and clumping up. As a result, you do not have to constantly stir the coating and it actually leaves a beautiful uniform finished appearance throughout the entire surface. After the epoxy coating is applied and allowed to dry. A protective polyurethane clear coat should be applied to protect the epoxy from wear and tear.
