Industrial grade floor paint is a treatment applied to concrete surfaces in areas that are frequently used by heavy machines and inhabited by large equipment. It is used to strengthen the floor, provide it with greater chemical resistance, increase its traction, and improve its appearance. For commercial applications this is usually in warehouses, factories, and manufacturing plants. Residential use is generally limited to driveways and garages.

Commercial Floor Paint Considerations

Durability: Many commercial floor paint coverings are applied in order to strengthen the surface of the material. This can provide protection against breaks, scratches, scuffs, and dents, by creating a tough, pliant, resilient, layer over the concrete. The nature and level of the durability will vary based on the type of coating used.

Leveling: Concrete flooring is often plagued by cracks, breaks, dips, rises, and uneven or broken portions. That can cause problems for machines, and structural stress in heavy equipment, as well as being a tripping hazard. An appropriate self levelling epoxy floor paint can help to resolve this by coating the floor with a smooth, flat, even surface across the entire space.

Traction: Concrete flooring is often polished, which can be a slipping hazard in wet environments. On their own some floor paints can actually make this problem somewhat worse, creating a slick glossy coating over the already smooth surface. However there are anti slip additives that can be added to most treatments that will restore traction to the material.

Volatile Organic Chemicals: Solvent based floor paints are manufactured using chemical toxins which can be hazardous to the indoor air quality of an environment. This may necessitate the use of respirators during installation. It can also result in the off-gassing of small amounts of volatile organic chemicals for a short time after. An important distinction on retail packaging will be the difference between industry compliant, and low V.O.C. substances.

Fast Drying: It can take from several hours to several days for industrial flooring paint to completely dry, making a facility functional once more. If a location can not afford to be out of operation for an extended period then a quick drying solution should be employed to cut down on the curing time required.

Power Cleanable: Not all surface paints are going to be compatible with a power cleaning regiment. Over time, some may fleck, chip, or wash away under the heavy pressure of the concentrated water being used to clean it. Types Of Industrial Floor Paint

Epoxy: This is a plastic based thermosetting resin that irreversibly cures when applied to surfaces, creating a hard, firm layer. The thickness of this coat depends on the type of epoxy that is employed.

Water Based: Thin 3-5 mil

Solvent Based: Medium 5-7 mil

Epoxies bond with concrete very well, forming a tight connection. Generally harder than other floor paint treatments, they are resistant to breaking and cracking, and they can provide protection against various chemicals, depending on the specific type used. Epoxies are also self levelling, spreading out naturally over the floor to create a flat, even surface, filling in cracks and flattening out the entire space.

There are numerous epoxy based floor paint colors that can be chosen from, though they all have the same flat finish.Over time these surface treatments will yellow if exposed to sunlight. U.V. inhibitors can delay this discoloration process, but will not completely stop it.

Polyurethane: Consisting of melted thermosetting resins, polyurethane creates a strong, durable bond over concrete. Thinner than epoxies, these liquids spread out across the surface of the floor, creating only a 2-3 mil coating. That makes it inappropriate for levelling or repairing cracked floors.

Polyurethane is available in numerous colors, and in different finishes from satin all the way up to glossy. While they are thinner than epoxies, these paints are more pliant, and flexible, which allows them to absorb impacts better. They are also more resistant to scratches, abrasions, and most chemical substances. In addition you don’t have to worry about yellowing when exposed to direct sunlight.

The main drawback to polyurethane is that these paints are solvent based, and can off-gas volatile organic chemicals over time. Choosing low VOC substances can help to reduce this risk.

Hybrid Polymers: Some manufacturers are now combining epoxy and polyurethane based commercial floor paints to get the benefits of both. These new formulations tend to have pliant resistance, self levelling thickness, and U.V. protection. While they are more expensive than simpler surface treatments, the benefits they offer can offset that added price.

Two Step Application: In lieu of choosing a hybrid solution, many people instead opt to apply both epoxy and polyurethane based treatments to the floor. Generally the epoxy goes on first to level the surface and fill out imperfections. The poly can then be applied over that for added pliant resistance and protection from sunlight yellowing damage.

Anti Slip Polymers: Commercial floor paints tend to create a flat, smooth coating over the floor, which can sometimes get slippery in wet conditions. Mixing anti slip polymers into the solution before application can restore traction to the space, eliminating slipping hazards.

Sealer: In its natural state concrete is quite porous, and can be subject to liquid penetration, leading to stains and the growth of mold. If no other protective surface treatment is used then a quality sealing agent should be applied to the floor at least twice, and then reapplied annually to protect it from harm. Depending on the type of sealant used the material may darken slightly, and or achieve a faint glossy glow.
